01The problem

Banks lend where you live. Your wealth doesn’t.

Almost every home buyer in the world uses a mortgage. Most foreign buyers of US property can’t. Roughly four in five pay cash, because domestic banks won’t underwrite overseas income, offshore holding structures or a borrower with no local credit file. The same wall stands in London, Sydney and Singapore.

Our co-founders, two Americans with long careers in investment banking and mortgage lending, met in Singapore in 2017 and set out to fix that. Global Mortgage Group was built for one client: the internationally mobile owner of real estate, and the advisors who look after them.

08The Briefing

Straight answers for international owners.

The questions our specialists hear every week. If yours isn’t here, ask us directly.

Q01

I own property in Singapore. How do I unlock equity or get a bridging loan?

A.

GMG arranges bridging loans and equity release against Singapore residential and commercial property from S$1M to S$50M+, typically at 60–65% LTV on a first charge. Because the loans are secured on the asset, they are not assessed under TDSR, and most fund within two to four weeks of mandate.

Singapore bridging loans
Q02

Which markets can GMG arrange bridging loans in?

A.

Nine: Singapore, Hong Kong, Thailand, Australia, the United Kingdom, Ireland, Spain, France and the United States. Loans start around USD 1M and run for 12–36 months. They are sized on the property and your exit (a sale, refinance or liquidity event) rather than on monthly income.

Global bridging loans
Q03

My bank won't mortgage my overseas property. What are my options?

A.

Specialist lenders will. GMG places foreign-national and expat mortgages from USD 1M with a network of 300+ banks, private banks and private lenders that underwrite global income and assets. You don't need a local credit history, and documents can usually be signed in your country of residence.

International mortgages
Q04

Can a foreign national get a US mortgage without a US credit score?

A.

Yes. Through our US subsidiary, America Mortgages, foreign nationals can finance US homes and investment property using international credit references, overseas income or the property's rental income. Qualified foreign-national borrowers see a 97% approval rate, and loans typically close in 30–45 days.

US mortgages for foreign nationals
Q05

I need private credit or structured financing in Asia. Can GMG help?

A.

Yes. GMG Capital Advisory arranges USD 10M–100M+ senior, mezzanine and acquisition financing for mid-market companies, developers and asset owners across 12+ Asia-Pacific markets. These include Singapore, Hong Kong, Thailand, Indonesia, India, Japan and the UAE, where domestic banks often can't move fast enough.

APAC private credit
Q06

How fast can GMG fund, and what does it cost?

A.

Indicative terms usually arrive within 24–48 hours. Bridging loans typically fund in two to four weeks, and urgent mandates have closed in five days. Mortgages take 30–45 days. Pricing depends on market, leverage and term, and every cost is set out in the term sheet before you commit.
